For example, if your house is 1,000 square feet, you’ll need a furnace that can produce at least 45,000 BTUs. Ideally, you want a unit that meets or just exceeds your heating capacity needs.

Pick an Operation Type

There are three different ways that a furnace can operate. These include single-stage, multi-stage, and modulating furnaces. Single-stage furnaces are the most common and can heat your home to within a few degrees of your desired temperature. A multi-stage furnace, also known as a two-stage, can heat your house to within one degree of your set temperature. Lastly, the modulating furnace can heat your residence to within 0.2 degrees of your desired temperature. Single-stage furnaces are going to be the cheapest, while modulating furnaces are going to be the most expensive.
